A 127-lot subdivision off Mountain View Road got the Hall County Planning Commission’s approval Monday, May 20.

The project, also off Smith Circle and next to Pine Crest Baptist Church, now goes before the Hall County Board of Commissioners on June 13 for final consideration.

Ridge 19 LLC is seeking to rezone the 38-acre site for the development, which could take up to four years to build, with prices from the low $180,000s to the mid-$200,000 range.

“The goal of the development is affordable workforce housing,” said Tyler Smith, a Gainesville lawyer representing Ridge 19.

The community also would feature a swimming pool and amenity area.

Area resident Elaine Barnes said she didn’t necessarily oppose the project, but she had concerns about lot sizes and traffic impact.

“With the (smaller) lot size, it’s going to affect the number of children living in the development,” she said. “This (higher density) is going to have a major impact on the schools they will be attending, likely causing overcrowding.”

“The project is not feasible, certainly for the price point we’re talking about for affordable workforce housing, at any greater lot size,” Smith said.

“This is an opportunity to revitalize this area by added investment, larger homes, a community with amenities,” he said.
