A retail center featuring a gas station and convenience store is proposed off Mountain View Road near Old Oakwood Road.
Cumming-based VHP Properties is seeking to rezone about 3.5 acres at 2928 Mountain View Road from residential to planned commercial development, which also could feature a small restaurant and storage units, according to the Hall County staff report.
The proposal is set to go to the Hall County Planning Commission at 5:15 p.m. Monday, March 18, at the Hall County Government Center, 2875 Browns Bridge Road.
The site, which is across from a Family Dollar store, sits in a bend of Mountain View Road at Old Oakwood and near Buice Lane.
Planning officials are recommending the project be denied, as it is “inconsistent with (Hall County’s) comprehensive Plan.”
“Although the plan suggests that this area will continue to be residential in nature, this type of retail has the potential to increase traffic to the area while serving local residents,” the staff report says.
Hall County Engineer Kevin McInturff also expressed concerns about the intersection in a letter to planning staff.
“A traffic study with emphasis on the access location and design should be completed to determine if a driveway can even be placed along this frontage,” McInturff said.
Both Mountain View and Old Oakwood are busy roads, with Old Oakwood running south to Mundy Mill Road and Mountain View going west to McEver Road.
