One of the first potential developments coming to Interstate 985’s new Exit 14 may be a nearly 15-acre site featuring retail, including restaurants, hotel, bank, pharmacy and gas station.
Tyler Gaines of Atlanta is seeking to rezone 4207 Martin Road from multifamily residential to highway business for the development.
The property is at the corner of Martin Road and Falcon Parkway/Ga. 13, a busy intersection that’s being rebuilt as part of the Georgia Department of Transportation’s Exit 14 project.
The interchange, connecting Martin Road east of I-985 to H.F. Reed Industrial Parkway at Thurmon Tanner Parkway west of I-985, is scheduled for completion on Aug. 31.
“Now that the new exit … is being installed, the highest and best usage for the road frontage is a commercial use,” states Gaines’ rezoning application, which goes before the Oakwood Planning Commission on Monday, July 15.
“Allowing for commercial uses at a crucial intersection will provide convenient eating, shopping and banking opportunities for nearby residents.”
The residential zoning at the property “is no longer appropriate with the connection to I-985.”
A map showing several buildings and “access to future development” doesn’t mention any specific retailers. The 14.64-acre site is part of an overall 66.8-acre tract.
Gaines could not be reached for comment.
