South Hall senior complex gets Hall planning board approval, one of several coming to the area

Update, Dec. 3:

A 152-unit senior living center off Thompson Mill Road near Braselton in South Hall was given the Hall County Planning Commission’s OK on Monday, Dec. 2.

Atlanta-based Highlands Residential LLC’s proposal now goes before the Hall County Board of Commissioners for a final vote on Jan. 9.

The 145,019-square-foot center would be near Friendship Road/Ga. 347 but accessed by Thompson Mill. It also would be next to Celebration Church and across from the 860-home Del Webb at Chateau Elan development that’s being built.

Highlands Residential is seeking to rezone the 5.8-acre site from agricultural-residential to planned commercial development.

The average unit would be 950 square feet, with average monthly costs at about $1,800, according to the project application.

“Residents would live independently of medical or personal care,” and there will be an age restriction of 55, the application states.

Highlands Residential owns similar properties, where the average age of residents is 68.

The development will not include a separate dining room or laundromat, as each unit will have its own washer and dryer and kitchen/dining area. The center will have a clubhouse, library, game room, dog wash and mail center, according to the application.

If approved, the development would add to two other senior living complexes planned in the area.

Construction is well underway on Phoenix Senior Living, a three-story, 162-apartment complex off Friendship Road. The development, which will feature independent living, assisted living and memory care units, is scheduled to open in early 2020.

And a senior living community off Old Winder Highway at Thompson Mill Road was approved by Braselton in October. It includes a 100-unit assisted living and memory care center, a four-story building housing 100 independent-living apartments and 18 cottages “for those looking for more room and independence.”

The housing is planned as part of an overall 56-acre mixed-use development, The Village at Chateau Elan.
