Development featuring 457 homes, hotel across from Chateau Elan proposed

Chateau Village, a 229-acre mixed-use development featuring 457 homes and a 193,341-square-foot shopping center, is proposed across from Chateau Elan in Braselton.

The development, including a hotel, would be off Old Winder Highway/Ga. 211 just a few miles south of the Hall County line.

Halvorsen Development Corp. of Boca Raton, Fla., is listed as the project’s developer, according to a development of regional impact application filed with the Georgia Department of Community Affairs.

Halvorsen developed Stonebridge Village shopping center off Spout Springs Road and Interstate 985 in Flowery Branch.

HECE, a limited liability business based in Naples, Fla., is listed as the applicant for the rezoning of the property to planned unit development.

HECE’s application with Braselton says that the residential component will be on 183 acres and will be “a new, attractive opportunity for homes … in close proximity to the commercial and retail development.”

Kolter Homes, which is building homes at Cresswind at Lake Lanier in Gainesville, is the anticipated builder at Chateau Village, the application states.

The proposed hotel will be similar to the nearby Holiday Inn Express.

“The development of a high-quality, single-family neighborhood will complement the aesthetics and ambience of surrounding neighborhoods and the Chateau Elan resort,” the application states.

Chateau Elan has been a longtime fixture off Ga. 211 and Interstate 85.

It was recently sold for an undisclosed amount to Wheelock Street Capital of Greenwich, Conn., a Connecticut-based real estate investment firm. Wheelock plans to spend $20 million on “a comprehensive renovation and refresh,” according to a press release about the sale.

The proposal is set to go before the Braselton Planning Commission Feb. 26 at the Braselton Police and Municipal Court Building, 5040 State Route 53.

The project is estimated to be completed in 2022, the Department of Community Affairs document states.
