Gas station proposal going before Hall County Planning Commission

A proposal for a gas station/convenience store site off Ga. 365 and White Sulphur Road received an initial OK from the Hall County Planning Commission on Monday, May 6. In September, a new gas station is in the works for the area.

A now-vacant corner of Ga. 365 at White Sulphur Road is being eyed as a potential site for a gas station/convenience store.

Walters Income Properties is scheduled to go before the Hall County Planning Commission on Monday, May 6, to ask that nearly 10 acres at 3514 White Sulphur Road in northeast Hall be rezoned from agricultural-residential and suburban shopping to light industrial.

“No conceptual site plan was submitted with the application,” the planning department staff report says. “The applicant states that the future developer of the business will provide site plans when they begin the permitting process.”

Jim Walters of Walters Income Properties states the same in a letter to officials, noting that the property could be for a “QuikTrip or other type of convenience/motor fuel store.”

“The exact location of lighting, parking and other issues will be handled by the party that will be building a structure there,” Walters said.

Depending on what’s eventually built there, “upgrades may be necessary, such as turn lanes and deceleration lanes,” County Engineer Kevin McInturff said. “All necessary upgrades should be designed and constructed by the developer at the developer’s expense upon Hall County’s approval.”

Planning officials said such a project would be consistent with the county’s comprehensive land-use plan. A mixture of commercial, institutional and industrial uses “is appropriate for this section” of Ga. 365, the staff report says.

The property is next to Gateway Industrial Centre, a 518-acre industrial park featuring the Georgia Poultry Laboratory, Tatsumi and Kubota.

Construction could begin later this year on the Georgia Ports Authority’s Northeast Georgia Inland Port, a regional cargo terminal projected to open in 2021.

County staff is recommending approval of the gas station. The planning board can only recommend approval or denial; the Hall County Board of Commissioners has final say.
