A proposed Fazoli’s restaurant in Gainesville appears to have at least one obstacle to overcome: traffic.
The Gainesville Public Works Department says Keel Property Management, which is seeking to annex the property for a shopping center that includes the Italian fast-food eatery, needs to provide a trip generation/distribution study for the site.
According to a city planning report, the 3,500-square-foot Fazoli’s would be part of New Holland Crossing at the corner of White Sulphur Road and Jesse Jewell Parkway/Ga. 369, near Interstate 985. Also nearby is New Haven Church.
The Georgia Department of Transportation also would like a study to determine the project’s impact on Jesse Jewell Parkway, the report states.
“The existing turn lanes may require lengthening,” it says.
Otherwise, with the proposal going before the Gainesville Planning and Appeals Board Tuesday night, city planning staff recommends conditional approval of Keel’s request.
Conditions include Keel working with DOT on whether existing turn lanes would accommodate the development.
Plans for the 6.32-acre site also call for a yet-unnamed 4,800-square-foot restaurant and a 7,000-square-foot retail building.
According to the application, “service businesses” are part of the uses planned for New Holland Crossing. It also states that access to the new businesses would be off White Sulphur Road “due to the topography of the property.”
The property is now zoned as agricultural residential and highway business. Keel is seeking a general business zoning.
“The proposed use is suitable in view of the zoning and development of the adjacent and nearby properties,” the planning report says.
The proposal would add to an already bustling area, building right beside the New Holland Market shopping center anchored by Kroger that has added a Senor Fiesta and Taco Bell in recent years and will see a Chick-fil-A open later this month. Across Jesse Jewell Parkway are Arby’s, Huddle House and Cricket Wireless, all of which have opened since December.
A Fazoli’s was previously at 821 Dawsonville Highway in Gainesville before closing. The restaurant’s website says there are about 217 Fazoli’s locations in 26 states. The first Fazoli’s opened in Lexington, Ky., in 1988.
