Subdivisions returning to planning agendas

Proposed subdivisions are back on planning board agendas, including a 186-lot one off Spout Springs Road in South Hall.

JH Homes is seeking to rezone 102 acres west of Spout Springs and near Quincy Drive to a planned residential development, according to a legal notice about the proposal.

A public hearing on the proposal is set for 5:15 p.m. Sept. 19 before the Hall County Planning Commission. The commission’s recommendation will be forwarded to the Hall County Board of Commissioners for final action Oct. 13.

Other details weren’t available, but the request is similar to a project approved by the Board of Commissioners on Feb. 25.

That project, also involving JH Homes, calls for up to 130 homes on 53 acres off Spout Springs near Quincy Drive and Union Circle.

That approval was based on several conditions, including reducing the number of lots from 158.

Also, the developer must work with Hall County engineers on the planned Spout Springs widening project.

Spout Springs is one of Hall’s busiest roads, lined with subdivisions, churches and schools. It also is bookended by commercial developments in Braselton and Flowery Branch.

The developer was told it may have to help pay for a traffic light study as part of the widening project.

Hall County officials said in August they now expect the road’s widening to start two years earlier than expected.

The project will be done in phases, with the first phase focusing on Spout Springs between Interstate 985 and Union Circle.

The first major step is right of way acquisition, which was set for fiscal 2019 but now is set for fiscal 2017 — which began July 1 — and fiscal 2018.

Construction is set to begin in fiscal 2019.

“Right of way acquisition and construction from (Union Circle) to the project’s terminus south of Friendship Road is expected to follow shortly after,” according to a county press release.

Two smaller subdivisions are on the agenda for a planning board meeting set for Tuesday.

The Boys of Fall LLC is seeking to rezone 5 acres off Ponderosa Farm and Tanners Mill roads in Chestnut Mountain for a 6-lot subdivision.

The company also is seeking to rezone 7 acres off Calvary Church and Poplar Springs Church roads in South Hall for a 5-lot subdivision.

The meeting is set to start at 5:15 p.m. in the Hall County Government Center, 2875 Browns Bridge Road, Gainesville.
