A shopping center and an adjacent 132-lot subdivision are proposed off Ridge Road and Friendship Road/Ga. 347 in South Hall.
WE Flip LLC is planning to ask the Hall County Planning Commission Monday, July 1, to rezone some 74 acres at the corner, which is also across from Hog Mountain Road.
The heavily traveled intersection is about a mile east of Interstate 985.
The commercial part of the development totals 16.5 acres, with the plan calling for several buildings with 143,100 square feet of space for “commercial/retail, restaurant, gas station/convenience store and grocery,” the Hall County staff report says.
No specific plans were submitted for the property, although a map included as part of a traffic impact study shows a Kroger grocery store and a RaceTrac gas station/convenience store.
The 58-acre subdivision would include a 21-acre “conservation area” featuring an amenity area with tennis courts, swimming pool and clubhouse, as well as creeks on the site.
Maps show the shopping center at the corner of Friendship Road and Ridge Road and the subdivision extending off Ridge Road.
Even if approved, the development could be a few years off, based on sewer availability.
A letter from Ken Rearden, Hall’s public works and utilities director, says Hall is “working toward providing sewer in this area,” but that “our projections for completion of the project are unknown at this time due to lack of funding.”
“We are in hopes of funding becoming available in July 2020, and this project is expected to take two years to complete," he said.
