A new auto parts store proposed off Park Hill Drive in Gainesville got the Gainesville Planning and Appeals Board’s OK Tuesday night.
Plans for an O’Reilly Auto Parts on a vacant 1.3-acre site next to CVS Pharmacy now go to Gainesville City Council for a final vote.
O’Reilly is seeking to rezone the property to neighborhood business so it can build the 7,627-square-foot store just north of South Enota Drive and south of Lakeview Drive.
The property was zoned in 2006 as office-institutional, as plans then called for construction of a 12,000-square-foot, two-story medical office building.
“However, the property has remained undeveloped,” according to the city’s report on O’Reilly’s request.
Park Hill Drive, also known as Ga. 11, is a busy main artery, becoming Cleveland Highway/U.S. 129 as it heads out of town toward North Hall. The Georgia Department of Transportation installed a traffic light in late spring at Park Hill and Lakeview Drive.
Gainesville planning officials are recommending approval of the project based on several conditions, including that the store’s Park Hill entrance plans must be reviewed and approved by the DOT in conjunction with city public works.
The property owner also must try to provide vehicular access from its property to the south and residential property to the north.
