A proposed 45-lot subdivision off Lake Lanier in West Hall is set to go before the Hall County Planning Commission Monday night.

David Mercer of Development Consultants is seeking to rezone nearly 37 acres at 5375 Flat Creek Road, near Hidden Harbor Landing subdivision, from vacation-cottage to planned residential development so the subdivision can be built.

The development between Point South Drive and Sunrise Cove Marina would be spaced out in two phases.

The first phase would consist of 21 homes, and the second phase, 20 homes.

Another four lots would have access to Flat Creek Road in the development’s second phase because of the land’s topography and the layout of the tract, the application states.

“Other than those four lots, no lot shall have direct access to Flat Creek,” the proposal states. “All driveways will access from the newly proposed roads.”

And two streets connecting to Flat Creek Road from inside the development would be built 2,000 feet apart.

No amenities are planned for the neighborhood, but the property is off Army Corps of Engineers shoreline and has been approved for 80 boat docks, the proposal states.

“The applicant has proposed reducing those to approximately 42 docks in a multi-slip dock format,” according to the application.

Further, the developer is “negotiating with the (corps) regarding the actual number and placement of future boat docks/slips.”

Hall County planning staff has recommended approval of the subdivision.

The planning board’s recommendation will be forwarded to the Hall County Board of Commissioners for final action at a public hearing set for Feb. 23.
