Oakwood OKs 128-home subdivision off Atlanta Highway

A 128-home subdivision proposed on a long-abandoned farm off Atlanta Highway was given the Oakwood City Council’s OK Monday, Sept. 10.

Falcons Ridge would consist of ranch and two-story homes in the $300,000 price range and vary from 1,600 to 2,800 square feet in size, said Doug Patten, owner of Centerline Surveying and Land Planning in Kennesaw.

The proposed subdivision will feature several open spaces and a swimming pool, as well as one entrance/exit off Atlanta Highway, a map of the development shows.

“This project is probably going to be developed with a lot of slab (concrete foundation) homes because that’s the market these days,” Patten has said.

Brad Cooper of Cumming-based Blue River Development, which is planning Falcons Ridge, has said the development “would be similar to what you see in Sterling (on the Lake)” subdivision off Spout Springs Road in Flowery Branch.

Randy Ertzberger, who owns The Doghouse Pet Grooming off Atlanta Highway near the development, said he wasn’t against the development but that he was concerned about its impact on traffic.

“It is in a curve,” he told the council. “And that’s one of the heaviest traffic areas between 7:30 and 9 (a.m.) in South Hall.”

The development across from Old Plainview Road and north of Plainview Road would take 2 ½-3 years to build out, Patten told the council.

“We’re excited to do business here, and it’s going to be a nice community,” Cooper has said.

The project combines two tracts — one that’s 35 acres and the other, 20.6 acres — that have sat vacant and unused for 50 years, Blue River’s application states.

Blue River earlier approached and got the project’s blessing from the Oakwood Planning Commission. At that meeting, Planning Commissioner Roger Roesler asked whether 100-year-old trees on the property would be saved.

“Our goal is to preserve as many of them as we can,” Patten said. “... Those trees are older, but they’re not in great shape.”

Overall, though, much of the subdivision site “will remain undisturbed and heavily wooded,” he added.
