

A 136-lot subdivision may be coming to the intersection of Price and Thompson Bridge Roads in Gainesville, pending county approval.
The Hall County Planning Commission will hold a public hearing and vote on the proposed subdivision at their Monday, July 16 meeting. The commission’s recommendation will then go to the Hall County Board of Commissioners on Aug. 9.
County planning staff is recommending approval of the development.
DR Horton would be the builder for the Riverbrook Village subdivision. The Hall County Board of Commissioners previously approved the property as a mixed-use residential and commercial development in January 2013, and commissioners approved it for temporary use as an airsoft gun business.
This previously approved site plan includes 272,000 square feet of retail space between three buildings. Commissioners also approved up to 220 apartment units for the site at that time. Those commercial parcels and apartments are not part of the request being considered by the planning commission Monday.
DR Horton plans to build the subdivision with a density of 2.81 lots per acre, and almost 47 percent, or 22.7 acres, of the property would be open space. There would be a minimum of five feet of separation between the homes.
The planning commission will meet Monday at 5:15 p.m. at the Hall County Government Center, 2875 Browns Bridge Road in Gainesville.
