Gainesville Planning Board OKs town home development

26 town homes would be built on rezoned land near Pearl Nix Parkway

The Gainesville Planning and Appeals Board gave its approval Tuesday for a town home development to proceed along Swann Drive near Pearl Nix Parkway. 

City Council will make a final vote on the proposed development when it meets June 3. 

Swann Drive Villas LLC has asked that Gainesville rezone 1.78 acres of undeveloped land, annex 1.63 acres of unincorporated county land and vacate .08 acres so it can demolish existing mobile homes and construct 26 town homes and 78 parking spaces in their place. 

The entire project would encompass about 3.41 acres, with about 7.6 housing units per acre. 

The land proposed for rezoning was purchased from the city’s public utilities department in recent months. 

The two-story town homes, with a minimum 1,500 square feet of floor space, would be built in attached clusters and include a private drive into the complex but no vehicle access directly to Pearl Nix Parkway. Most units will have a front façade facing Pearl Nix. 

“I think this will be a big improvement” for the area, said Steve McKibbon, a representative with Swann Drive LLC, adding the development will expand the local tax base.
