Rezonings vote set for Wednesday in Flowery Branch

FLOWERY BRANCH – Two proposed developments, including one featuring an office building and a mini-warehouse, are set to go before the Flowery Branch City Council for a first vote Wednesday.

A few people attended, but no one spoke at a public hearing Thursday night on the developments, all being sought by Robert Bozzone of Flowery Branch.

Bozzone is seeking rezoning and annexation of 2.83 acres at 4690 Holland Dam Road, a site slightly larger than the Hampton Inn & Suites property next to it.

He has indicated "there may be some interest in developing a hotel and a pad for a restaurant (there)," said Flowery Branch’s planning director James Riker.

The 84-unit, five-story Hampton Inn is under construction and could be opened in November, hotel owner Yogesh Patel has said.

Bozzone also is seeking a rezoning and annexation of 5.67 acres at 4847 Old Orr Road, behind a gas station off Hog Mountain Road, and designate it for highway business.

The site now has agricultural and residential designations.

He is proposing 60,000 square feet of office space and a 70,000-square-foot self-storage building.

"There would likely be some road improvements to Old Orr Road to help facilitate (traffic) to that site," Riker said.

He added that 15 percent of the trips to the self-storage part of the development likely would involve trucks or larger vehicles.

When asked if he wanted to comment on the proposals, Bozzone declined.

Riker said Bozzone also owns property next to the Old Orr site that fronts Spout Springs Road.

"He has indicated to us long term the desire to also annex this property into the city," he added. "That would allow him to have some inner-parcel access ... to Spout Springs Road."

In other business, the council approved a resolution appointing Harold Kerkhoff, Jim Herold, Mark Zupsic and Chad Hammock to four-year terms and Tom Collins to a two-year term on the Flowery Branch Development Authority.
