Hall commissioners to vote on development near Gateway Industrial Centre

The Hall County Board of Commissioners appears ready to move forward with a vote on a proposed 476-acre mixed-use development in North Hall.

The development has been sidelined for months because the area lacked proper wastewater treatment infrastructure.

County officials have now budgeted $5.5 million to build sewer pipes, pump stations and force mains along Ga. 365 near the Gateway Industrial Centre. The mixed-used development, proposed by Barker Street LLC, located across the highway at 3240 Chiplan Road, stands to benefit as the developers have set aside land to host a pump station that can process up to 750,000 gallons of wastewater per day.

The new infrastructure would transport wastewater to the Gainesville sewer system. The Board of Commissioners, in addition to voting on the proposed development, is expected to approve a contract bid for construction of the wastewater infrastructure when it meets this week.

During a work session Monday, the Board of Commissioners debated the costs of the infrastructure and which company to award the contract to. Commissioners agreed they would rather inherit more costs now by installing ductile iron pipe rather than PVC.

Moreover, debate remains about where exactly to locate the pump station, with some commissioners expressing interest in moving it to the west side of Ga. 365 — a move that would incur additional costs.

Meanwhile, the mixed-use development would consist of 186 single-family homes, 310 apartments and townhomes, and roughly 600,000 square feet of commercial and office space. Green space, including a trail system, is also planned.

At the work session, Barker Street developers said they had taken the time to address local residents’ concerns, including relocating the apartment complex 625 feet from the nearest property line.

County planning staff said the updated site plan also included limiting the number of units per acre to 7.3, down from an initial proposal of 7.9.

Rezoning to allow for the proposed development was initially approved by the Hall County Planning Commission in December. But the Board of Commissioners tabled the item until a plan to process wastewater from the development was in place.

The Hall County Board of Commissioners meeting is scheduled for 6 p.m. Thursday at the Hall County Government Center, 2875 Browns Bridge Road.
