Gainesville planning board approve acreage

The Gainesville Planning and Appeals Board on Tuesday evening approved adding additional acreage to the corner lot at the intersection of Jesse Jewel Parkway and Queen City Parkway.

That corner is currently for sale for commercial development by Prudential Georgia Realty.

The property there is owned by Ila Jo Richards Purcell, administrator of the Richards Family Trust; Pauline and Ashlei Vickery, of Lavonia; and William and Jason Peck.

Applicants Phil and Beth Sutton asked the board to approve their request to abandon the Fern Street right-of-way, which is about .1172 of an acre, and give a portion to each property owner. The land has an older single-family home and a closed motel and there’s no existing water or sewer lines.

The Vickery family, which is a mother and daughter, and the Richards Family Trust and the Suttons, who are relatives, are working together to sell the corner location. Their properties combined are about 0.73 of an acre and they have received several offers. Realtor Brent Hoffman said 96,000 cars a day drive by that corner.

The board’s vote was unanimous.

The board also voted to approve a request to rezone 1.26 acres of land off Park Hill Drive so applicants Ketan and Gopalji Patel can use the three lots to build a new 4,500-square-foot dental office building and a 3,500-square-foot retail building and parking area.

The properties currently have two rental houses and other buildings at 1572 and 1582 Park Hill Drive. The applicants have an existing dental office at 1586 Park Hill Road. Gainesville planning staff recommended the project with four conditions, including limiting the uses permitted while allowing a drive-thru window, keeping and expanding trees on the properties and outdoor signage can’t exceed 10 feet in height and 64 square feet in size. That vote was also unanimous.
