The Hall County Planning Commission tonight will consider a previously postponed proposal concerning River Brook Village, a planned commercial/apartment complex off Price Road in North Hall.

The proposal was delayed when residents expressed concerns about changes to the originally proposed master plan from the developer.

The changes, made in reaction to the economic downturn, included reducing the square footage available for commercial use from 373,450 to 316,00 and going from building 61 town homes to 288 apartment units.

Developer Steve McKibbon, a principal with McKibbon-Robison, said the reaction was unexpected.

“We knew we were going to have some opposition, but it was a little bit more than I thought,” he said.

The development is on the northwest corner of Price and Thompson Bridge roads. A lone CVS Pharmacy currently sits on the graded site.

Jeremy Griffey, president of the Walnut Grove Homeowners Association, previously said he was concerned about the traffic an extra 288 homes would bring to Price Road, as well as the placement of the entryway.

The proposal before the commission tonight has been altered following a meeting between McKibbon and the president and vice president of the homeowners association.

“We’re hoping that we’ve made some compromises that will balance the neighbors’ concerns,” he said.

Now, the number of apartment units has been reduced to 240, McKibbon said.

He said any residential traffic impact should be “virtually eliminated” with plans to build a right-turn access road from Thompson Bridge Road to the apartments.

McKibbon said he’s committed to spending at least 95 percent of development expenses in Hall County.

“It’s a big investment for us and we want every dollar to stay in the county.”

The meeting is at 5:15 p.m. in the Hall County Government Center on Browns Bridge Road.
